Root Causes

• Poor grading & short downspouts
• Hydrostatic pressure under the slab

1) Exterior Controls

Extend downspouts 10–15 ft, add splash blocks, regrade away from the foundation, and clean gutters. Often the fastest win.

2) Interior French Drain

Perimeter trench at the footing with perforated pipe and stone, draining to a sump basin. Relieves hydrostatic pressure and captures wall/floor seepage.

3) Sump Pump + Backup

Primary pump with check valve, battery backup or water-powered backup (where applicable), and a dedicated circuit. Discharge line run well away from the house.

4) Vapor Barrier & Sealing

6–12 mil wall/ground vapor barriers, sealed seams, and rim-joist air sealing. Cuts humidity and musty smells dramatically.

5) Crack Repair & Coatings

Inject structural cracks; parge and waterproof block walls; apply breathable masonry coatings where appropriate.

6) Dehumidification

Right-sized, continuous drain dehumidifier to maintain 45–55% RH once bulk water is addressed.
